Building for the Future
Sustainability is central to UCL's proposals for Plots 2 and 3. By carefully repairing and reusing the Grade II listed Eastman Dental Hospital, the project will preserve an important historic building while reducing the need for extensive new construction. Sensitive upgrades will also improve the building's environmental performance while respecting its architectural significance.
Alongside the restored Eastman building, the new academic building on Plot 3 will be designed to high sustainability standards with flexible, efficient spaces that can adapt to future academic needs. Together, the proposals will create a resilient, low-carbon site that balances heritage conservation with modern research facilities and high-quality public spaces for generations to come.
Greener Public Spaces
Landscape plays an important role in creating a more sustainable and enjoyable site.
The proposals introduce a new central courtyard with increased planting, trees and seating, creating an attractive space for study, relaxation and informal meetings. New landscaping would increase greenery and biodiversity, strengthen the relationship between the buildings and surrounding public realm, and create more comfortable outdoor spaces throughout the year.
Specialist consultants have carried out detailed studies into daylight, sunlight, wind conditions and outdoor comfort to help shape the final design. These assessments have shown that daylight and sunlight effects would remain broadly in line with the 2019 consented development.
Landscaping and tree planting provides seasonal shade during warmer months, while allowing more daylight to reach the courtyard in winter.
Designed to complement the site's historic character, the courtyard would provide a welcoming environment for everyone using the site.
Encouraging Sustainable Travel
Located in the heart of central London, the Gray's Inn Road campus is exceptionally well connected by public transport and active travel routes.
The proposals support sustainable travel by encouraging walking, cycling and public transport use.
The updated design also reorganises servicing and cycle storage to create a more welcoming ground floor environment and improve movement throughout the site.
